Roque Land Development is building the first new-construction condo in Hamilton’s James North neighbourhood. Since 2012, we’ve helped make the dream real, acting as advisor, strategist, advocate and coach — as well as construction manager.

The wow: Awarded Hamilton’s first conditional record of site condition

James Street North is at the heart of Hamilton’s urban renewal, home to hip boutiques, restaurants, galleries and the monthly art crawl. Roque Land Development, an early champion of the north end, dreamed of adding a brand new building to the history-rich street. The company, with its roots in industrial and commercial roofing, was an old hand at construction but new to land development. There were plenty of naysayers: it’s a brownfield site, it’s a dense urban neighbourhood, you haven’t done this before. But we said yes.

Passersby now watch the artist’s rendering become a reality, day by day. As of June 2018, the structure is in place and the final roof membrane is being applied. Other work—including steel studs, windows, drywall framing, electrical and mechanical—is close to half finished. When the first residents move in, likely at the beginning of March 2019, it will bring one of the first major new construction projects in the revitalized James Street North neighbourhood to completion—to much acclaim.
